The law requires every licensed real estate agent or broker to disclose the legal relationship between real estate professionals and the public.  Each state has its own agency laws that outlines the duties that real estate professionals owe to the public and their clients and what disclosures need to be made.  If a disclosure form isn't provided to you at the first point of substantive contact with a licensed professional you may also request that disclosure be made to you to ensure transparency of the fiduciary responsibilities between you and the licensed individual.

For example in recent years many states have adopted the "transactional brokerage model" where the agency relationship is defined by statute.  Additionally most states today allow a real estate professional to represent both sides in the transaction as a "dual agent" if the clients consent to the relationship.

A licensed Professional must also provide the public with service integrity and honesty even when they are non clients.
