End-User License Agreement This End-User License Agreement ("EULA") is a legally binding contract between you; and the owner of this site, Forsalebyweb.com ("Broker"); and Regional Multiple Listing Service of Minnesota, Inc., d/b/a NorthstarMLS and NorthstarMLS.com ("RMLS"); and Forsalebyweb.com data partners ("Partner"). (Collectively, Broker, RMLS, and Partner are the "Licensors."). You seek access to real estate listings that are made up of factual information and creative content.

This "Licensed Content" appears on this "Licensed Site." Licensors wish to grant you access to the Licensed Site, but use of this information is limited by the terms of this license. Data within this website is compiled from public, private, and brokerage sources. The data is deemed reliable, but is not guaranteed. The accuracy of the data contained herein can be independently verified with the applicable state, county, municipality, or listing providers.

The NoDiscount® Score is a measure of the extent to which current marketing data, property information, and comparable sales support a statistical value. The score range is 0 - 100. The NoDiscount® Score indicates the relative likelihood a property will be sold at a discount. Properties with a Very High NoDiscount® Score (80+) represent the top 20% of currently listed properties most likely to sell without a discount. Properties with a Moderate to High NoDiscount® Score ( 60-79 ) are more likely to sell without a discount. Properties with a Very Low to Low NoDiscount® Score ( 0-59 ) are most likely to sell at a discount than currently listed properties.

The law requires every licensed real estate agent or broker to disclose the legal relationship between real estate professionals and the public.  Each state has its own agency laws that outlines the duties that real estate professionals owe to the public and their clients and what disclosures need to be made.  If a disclosure form isn't provided to you at the first point of substantive contact with a licensed professional you may also request that disclosure be made to you to ensure transparency of the fiduciary responsibilities between you and the licensed individual.
